Plumber 24 Fort Worth fixes leaks, drains, sewer laterals, water heaters, slab leaks and gas lines in Arlington homes, rentals and businesses. Arlington, Fort Worth's neighbor to the east, is one of the towns we serve from our Riverside office. Texas plumbing license # M-27587.

How old Arlington homes are, and why it matters

Arlington grew late. Census counts went from about 7,700 residents in 1950 to more than 260,000 by 1990, and the median Arlington home was built in 1990. The 1980s were the busiest decade, at about one home in four; only about one in eight predates 1970. By ZIP, the median year built is 1975 in 76010, around City Hall, and in 76013, but 1997 in 76001, 2004 in 76002 and 2018 in 76005.

  • Pre-1970 houses: often galvanized supply pipe narrowing with rust, cast-iron drains and clay sewer joints that roots find. See repiping.
  • 1970s and 1980s houses: the water heater has often been replaced more than once, original shut-off valves may not close and, on slabs, hidden leaks show up as a warm floor or a jump in the bill.
  • 1990s and newer: water heaters reach the end of their life, and swelling clay soil can still strain drains under the slab.

Arlington Water Utilities: what's theirs and what's yours

Lake Arlington, finished in 1957, is one of the city's water sources; two city plants, Pierce-Burch and Kubala, treat the drinking water. Arlington Water Utilities takes main break and sewer overflow reports around the clock.

Sewer laterals. A 1987 ordinance makes the line from your house to the public main, clean-out included, the owner's. After a backup is cleared, ask the city to check for a structural break in the right-of-way or easement; it coordinates that repair at no cost to the homeowner. See drain cleaning, camera inspection and sewer line repair.

Service lines. City records show no lead service lines on the city-owned side, and federal rules required the city to inventory more than 108,000 service lines, customer side included. Homes built before the 1988 lead ban carry more risk, though age alone settles nothing. We can expose your line to check; see water line repair.

Smart meters. With one of the city's remote-read meters, you can check hourly use online; if the reading keeps climbing overnight with nothing running, you likely have a leak. See leak detection and slab leaks.

Permits and inspections in Arlington

Planning and Development Services issues permits, and a contractor must be registered with the city to get one. Clearing a stoppage or stopping a leak needs none; replacing a failed concealed drain, trap or vent counts as new work and does. The plumber doing the work pulls the permit, and plumbing is inspected before it's covered.

  • Garage water heaters must sit 18 inches above the floor, so a floor-mounted electric tank may need a stand when it's replaced. See water heater installation.
  • Gas shut off for a repair comes back after the permit and city inspection, when the city sends Atmos Energy a release. See gas line repair.

How emergencies work in Arlington

Burst pipe, gas smell, sewage backing up or water you can't shut off: call at any hour and we send our on-call plumber right away. If water is leaking, close the main water shut-off while our plumber is on the way, and turn off the water heater if the leak is near it. If you smell gas, don't stop to shut anything off; follow the box below. Guides: burst pipe, sewage in the tub. Non-urgent work is booked at a time that suits you.

Smell gas? Leave the building first. Don't flip switches or light anything. Once outside, call 911 or Atmos Energy, then call us at (817) 755-5621.

The February 2021 storm split pipes across North Texas, and DFW's average first freeze is around November 22; see our freeze prep checklist and frozen pipes page.

Arlington plumbing questions

Do you cover all of Arlington?

Yes, including ZIP codes 76001, 76002, 76005, 76006 and 76010 through 76018.

Who clears a sewer backup in Arlington, the city or me?

The lateral to the main is yours, so once the city confirms its main is flowing, a plumber clears it. Keep your clean-out (usually a capped pipe in the yard near the house) uncovered: owners must keep it accessible, and the plumber usually starts there.

Does Arlington have lead service lines?

None are recorded on the city-owned side. If the city's inventory lists your side as unknown, its material hasn't been confirmed, which doesn't mean it's lead.

Do I need a permit to replace a water heater in Arlington?

Yes; the city's permit FAQ lists water heater replacement among jobs that need permits and inspections. The 18-inch rule covers heaters in or accessible from the garage, keeping sparks and burner flames above gasoline vapors that settle along the floor.

What happens if I call late at night?

If it's an emergency, we send our on-call plumber right away, just as we would by day. If it's gas, get outside and call 911 or Atmos Energy first, then call us.
