Our shop sits on N Sylvania Ave in Riverside, close to Oakhurst and Six Points. Many houses here have stood for decades, and their plumbing shows it: roots in clay sewers, scaled cast-iron drains, rusting galvanized pipe and lines that freeze under raised floors. Our work falls under Texas plumbing license # M-27587, with 24/7 emergency service in all three neighborhoods.

Three neighborhoods, three kinds of buildings

Oakhurst

Oakhurst was planned as a residential suburb, with building under way by 1924. Its historic district, roughly bounded by Yucca Avenue, Sylvania Avenue, Watauga Avenue and Oakhurst Scenic Drive, joined the National Register in February 2010. The listing describes Craftsman bungalows and revival-style houses, with construction continuing into later decades. An early bungalow may still hide original pipe, or a patchwork left by each owner since.

Riverside

Northeast of downtown, Riverside mixes shops, salons, restaurants and entertainment venues with older houses and new apartment blocks. Riverside Park lies between the Trinity River and Oakhurst Scenic Drive. A house with decades-old steel pipe can stand a block from a newer building. Restaurant kitchens there may need commercial plumbing and grease trap service.

Six Points

Six Points is one of Fort Worth's urban villages. It centers on the Race Street commercial center, where Race, Riverside and Belknap streets meet. Older houses on the side streets can carry the same aging pipe as Oakhurst.

What goes wrong in older houses here

  • Clay sewer laterals. Roots from mature trees push into the joints. When one drain keeps backing up, drain cleaning buys time and a camera inspection shows whether sewer line repair or replacement is needed.
  • Cast-iron drains. Scale narrows the pipe and the bottom of a level run can rot through. Watch for a sluggish tub or sewer odor under the house. See drain repair.
  • Galvanized supply pipe. It rusts from the inside, so flow fades year by year and the first water from a tap can come out brown. Repiping replaces the corroding pipe; weak flow at a single fixture may just need water pressure repair.
  • Crawlspace pipes. Under a pier-and-beam floor, lines are easy to reach but freeze sooner and can drip for weeks unnoticed.
  • Old meets new. Remodels often splice new pipe onto old, and those transition fittings leak. Leak detection finds water you can't see.

Fort Worth Water and the pipe you own

Fort Worth Water, the city utility, owns the line from the main through the meter. Pipe running from the meter to the house is the owner's. The utility's October 2024 inventory classified no lines as lead or unknown, but listed 32,590 customer-side lines as galvanized requiring replacement, and people served at those addresses are being notified.

If you got that notice, it concerns your side of the meter. We can check what the line is made of where it reaches the house, then quote water line repair or a new water line installation. The plumber doing the work pulls the permit when Fort Worth requires one.

Freeze prep for raised-floor houses

National Weather Service records give DFW an average first freeze date of November 22, and the earliest one arrived October 22, 1898. When Winter Storm Uri hit in February 2021, the city counted more broken water mains in the days following Feb. 14 than during the entire previous year. Before the first cold night, close foundation vents, patch torn skirting, sleeve bare crawlspace pipe, disconnect hoses and find your main shut-off. More on our frozen pipes page and freeze checklist.

How emergencies work in these neighborhoods

A burst pipe, sewage rising in a tub or floor drain or a leak you can't stop counts as an emergency. Phone us whatever the hour; we send our on-call plumber right away. Smaller jobs get scheduled whenever works for you.

Smell gas? That's an emergency too. Leave the building first. Don't flip switches or light anything. Once outside, call 911 or Atmos Energy, then call us.

Past the Atmos meter, gas piping belongs to the owner, and old steel lines corrode. See gas line repair, the Atmos red tag guide, burst pipe steps and emergency plumbing.

Riverside, Oakhurst and Six Points plumbing questions

Can you repipe a pier-and-beam house without opening walls?

Largely. Pipe under the floor is reached from the crawlspace; only pipe rising inside walls to fixtures may need small openings.

Does the Oakhurst historic listing limit plumbing work?

Not by itself. The National Park Service says National Register listing puts no restrictions on what a private owner does with private funds, and Oakhurst isn't on the city's list of local historic districts. Regular city plumbing permits still apply.

Should I replace all my galvanized pipe at once?

It depends on condition. Low pressure throughout the house, rusty water or pinholes popping up in new places point to repiping. If one run is bad, replacing that section can be enough.

I'm buying an older house in Oakhurst. Is a sewer camera inspection worth doing?

For a house that age, yes, before closing. The camera shows roots, cracks, sags and separated clay joints, and what it shows gives you something concrete to negotiate with.
