What a whole-home plumbing checkup covers

A checkup runs from the water meter to the last drain. A typical visit covers:

Water supply and pressure

• The main shut-off: we find it, show you where it is and check that it closes. Old valves often seize.
• Stop valves and supply hoses under sinks and toilets. A cracked hose is a common cause of a flooded cabinet.
• Water pressure. Plumbing codes generally call for a pressure-reducing valve above 80 psi; see water pressure repair.
• A meter test with every fixture off. If it moves, leak detection finds the leak.

Water heater

• Rust, drips or scale at the tank, connections and drain valve
• The temperature and pressure relief valve
• Venting and the flexible gas connector on gas units
• A tank flush if sediment rumbles or pops. Bigger problems go to water heater repair.

Fixtures, drains and visible pipe

• Toilets: flapper, fill valve, the seal at the floor and silent tank-to-bowl leaks
• Faucets and showers: drips, worn cartridges and scaled aerators
• Every drain, run for speed, plus the sewer cleanout cap outside
• Exposed pipe in cabinets and in the garage, attic or crawlspace
• Hose bibs, and soggy ground that hints at a buried yard leak

Hard water: what minerals do to Fort Worth plumbing

Like most North Texas water, Fort Worth's tap water carries dissolved calcium and magnesium. They're harmless to drink, but heat and evaporation turn them into scale:

• Tank water heaters. Sediment settles in the bottom of the tank, rumbles or pops, and makes the heater work harder.
• Tankless water heaters. Scale coats the heat exchanger, which is why manufacturers call for periodic descaling.
• Faucets and shower heads. White crust, clogged aerators and faster cartridge wear.

Older Fort Worth homes: what an inspection looks for

Riverside, Oakhurst and Six Points are full of 1920s–1960s homes, and many historic Fairmount houses sit on pier-and-beam foundations. In those homes we look closely at:

• Galvanized supply pipe. It rusts inside, causing low pressure, brown water and leaks at threaded joints. The city's water utility has been notifying owners of galvanized service lines that require replacement. Got one? See water line repair.
• Cast-iron drains. Rust scale narrows the pipe from inside, and the underside of long, flat runs wears thinnest until it opens up.
• Clay sewer lines. Many joints where tree roots get in. A camera inspection shows roots, cracks and sags without digging.
• Crawlspace piping. Under pier-and-beam floors, slow leaks can rot the subfloor unseen.

Fort Worth's expansive clay heaves after heavy rain and shrinks in drought, working old joints loose in yards and under slabs. When old pipe is past patching, we'll explain repiping options and leave the choice to you.

Seasonal plumbing checks for North Texas homes

• Fall. DFW's first freeze typically comes around November 22, but has come as early as October 22. Disconnect hoses, cover hose bibs and insulate attic and garage pipes. See frozen pipes.
